What is Staging?

 

Staging means prepping your home for sale by decluttering, temporarily decorating and  furnishing to make your home more attractive to prospective buyers.

 

Is It Worth It?

Your aim is to make prospective buyers fall in the love with the space and actually envision themselves, their spouse, their kids, and even their pet in your space. It would be more difficult for them to do that if there are photos of your family on the walls, and an overall “lived-in” look.

 

According to the Real Estate Staging Association, staged homes spend 73% less time on the market than unstaged homes. This is very important when it’s a “Buyer’s Market” – when there are many homes listed and not as many buyers, staging your home can help tip the scale in your favour.

 

Many people are very visual, so having your home staged can really increase your odds at not only selling quick, but for a great price too!

 

Is Staging Expensive?

 

The cost of staging varies depending on numerous things including how large your home is, if you’re staging every room, or only main rooms, if all levels or just the main level are being staged, etc. You can ask a few stagers to offer you quotes to help make a choice.

Keep in mind that if your home is staged and many visitors fall in love, it can lead to a very successful sale which, in the end, makes staging very worth it!

 

If you’re budget is tight, then book a consultation with a stager. They will walk through your home with you and advise you on how you can do the work yourself to declutter and stage! Then you can give a list of to do’s to the whole family and tackle it together.

 

What Else Should I Consider?

 

If you’re staging, and stagers have brought in new furniture, you will need to temporarily store your furniture until the home sells.

If staging is completely out of the question, then a GREAT idea is to really declutter the home, paint the rooms a fresh neutral colour, and paint all the trim so that at everything looks crisp. Decluttering will be essential if you’re moving anyway, as you don’t want to haul boxes of items you haven’t used in years – think of how much lighter you’ll feel!

 

Lastly, you can also opt for Virtual Staging, so that people will fall in love with the photos online, and then visit the home. At that point the home will be empty, but at least the virtual tour provided a “vision” for the buyer.
